3. Information on availability, pricing, and booking conditions.

The Platform operates solely as an intermediary. Rental agreements are concluded directly between the guest and the property owner.

2. User Registration and Account

• Users must provide accurate and complete information during registration.

• Users are fully responsible for maintaining the confidentiality of their account and password.

• The Platform reserves the right to suspend or delete accounts that violate these Terms.

3. Platform Use

• Posting illegal, false, offensive, or harmful content is strictly prohibited.

• All properties listed must have a valid operating license or registration number for short-term rental.

• The Platform reserves the right to remove listings or accounts that violate these Terms.

4. Bookings, Payments, and Cancellation

4.1 Bookings

• All bookings must be made through the Platform and are confirmed by the property owner.

• Guests must adhere to the agreed check-in and check-out dates.

• In case of late arrival or early departure, the property owner reserves the right to charge the full booking amount.

4.2 Payments

• Payments are made directly to the property owner or their authorized representative.

• The Platform ensures secure transactions, but is not liable for issues caused by third-party payment providers.

4.3 Cancellation Policy

• Cancellations made up to 30 days before arrival: full refund minus administrative fees (usually €35, may vary depending on bank).

• Cancellations less than 30 days before arrival or no-shows: the full booking amount is non-refundable.

• Cancellations must be made exclusively through the Platform, with confirmation sent via email.

• Guests are responsible for any damage caused to the property during their stay.

5. Liability

• The Platform and property owners are not liable for any loss, damage, injury, or accident incurred by guests or their party.

• The Platform is not responsible for interruption, inconvenience, or holiday disruption unless caused by its own negligence.

• Liability is limited to the extent permitted under Greek law.

6. Intellectual Property and User Content

• All content on the Platform (text, images, logos) is owned by Douvas Properties & Hospitality.

• Users grant the Platform a license to use their content for the purpose of displaying and managing property listings.

• Reviews, comments, and articles submitted by users reflect personal opinions, and the Platform is not responsible for their content.
